Diriyah Company is planning for the development of the main works package called Jabal Al Qurain Avenue (JAQA) (previously named as Jabal Al Qrayn Cultural District or Art District) with a total GFA of 76,000 sqm in the Diriyah North district as a part of the Diriyah Gate Development Program in Riyadh, Saudi Arabia.

The US$1598 million project includes the following:

Jabal AlQurain Avenue Assets:

1. Construction of Academies (Theater Academy, Poetry Institute, Najdi Architecture Academy, Arab Music school, Mud Brick cinema, Culinary Institute, Beit Al Ardah)

2. Construction of residential buildings

3. Construction of mixed use parcels (commercial buildings, restaurants)

4. Construction of public realm (plazas, courtyards, streetscapes)

5. Construction of parking facilities (two-level Basement parking approx. 56,000 m2 and total capacity of about 1700 car spaces)

6. Construction of Digital Art Museum (GFA 14,169 sqm)

7. Construction of Local Mosque (The Sarha (courtyard), Riwaq (Colonnade), the shaded outdoor prayer area, and the indoor prayer hall )

8. Construction of 204 key Upper Luxury Urban, The Address Hotel & Serviced Apartments

The foundation stone has been laid and the JV of Nesma and Partners Contracting Company and MAN Enterprise has signed the main contract agreement on the project.

Nesma & Partners has been appointed as the main contractor with an approximate contract value of SAR6 Billion (US$1598). Arcadis is the lead design consultant, Mesura is the lead design consultant on Digital Art Museum, Saudi Diyar is the lead design consultant on the Local Mosque, Mirage as the Turn-key consultant on Address Hotel & Serviced Apartments and the Ritz Carlton Hotel & Branded Residences.

The main contract bid submission date has been extended to March 15, 2024. Trojan & Saudico have been invited to bid, it is also understood that El Seif, UCC and Nesma amongst others are invited.

The main contract tender has been issued and the technical bid submission is on February 15, 2024 and the commercial submission is on March 15, 2024. Trojan amongst others are invited to bid.
